New Builds – Architects Services

new-buildWith all New Builds (Non-Dwellings), Architects and Designers now need to demonstrate full compliance with Building Regulations Approved Document L2A regarding CO2 emissions, before any new building is signed off by Building Control.

Building Control will want to see a Building Regulations UK Part L (BRUKL) Compliance Certificate, produced by an Accredited Assessor (using approved software) which clearly shows that based on the planned construction methods, materials and building services, that the new buildings Building Emission Rate (BER) is not greater than the Target Emission Rate (TER).

Using Simplified Building Energy Model (SBEM) Calculations for Non-Dwellings an analysis of a building's energy consumption and performance is prepared.

Our Accredited Assessors will work closely with the Architects and Designers to ensure L2A Compliance is achieved along with Building Control consent.

Information Required

In order to complete the calculation, the following information is required:

  • Detailed floor plans showing dimensions;
  • An intended building service specification, including:

- Specification of the heating, cooling and ventilation (HVAC) systems, (including controls and makes and models of the heating/cooling and ventilation plant); and
- Details of the lighting systems to be installed
